Bayut listing requirements: what gets a listing accepted in 2026

Bayut has only a few hard rules. A listing needs a valid Trakheesi permit from the DLD (Dubai Land Department) to go live, and the description cannot carry your phone number. Bayut's QA team rejects listings that break its rules. Photo count, title length and floor plans are guidelines that feed your Listing Quality Score.

What gets a Bayut listing rejected

Bayut's Help Centre says its QA team moderates listings. A listing it rejects does not go live. You edit it to fix the reason Bayut gives, then submit it again. If Bayut rejects a listing within 10 days of posting, the Help Centre says the credits you spent come back automatically.

Bayut does not publish one full list of rejection reasons. These are the published rules a listing can break:

  • The listing has no valid Trakheesi permit. MyBayut says the permit is a requirement for a listing to go live on Bayut.
  • The ad does not show the permit number. MyBayut says the number must be mentioned in the advertisement.
  • The description contains a phone number or other contact details. The Help Centre says those belong on your agent profile.

If your listing was rejected, read the reason first. Fix that one thing before you change anything else.

Photos and floor plans

Bayut's Agent Portal asks for a minimum of 10 high-quality photos in a logical order, as a best-practice guideline. The Help Centre describes a typical need of 6 to 10 images, depending on property type and bedroom count.

Floor plans matter for your score. Bayut announced that a floor plan is required for a perfect Listing Quality Score. This applies when Bayut already has a standard floor plan for the unit in Profolio, its agent tool.

Title and description

Bayut's Agent Portal gives 40 to 80 characters as the best practice for a title. It advises you to name what makes the unit different, instead of repeating the generic words a buyer already searched for. Our post on the one Bayut copy mistake shows what that looks like.

For the description, the same page requests at least 300 characters. The text must be original and about the property you list. Keep your phone number out of it. The Help Centre says contact details go on your agent profile.

The Trakheesi permit, Checked and TruCheck badges

The Trakheesi permit

MyBayut says a Trakheesi marketing permit from the DLD is mandatory to publish any property ad in Dubai. It is also a requirement for a listing to go live on portals such as Bayut and Dubizzle. The permit number must appear in the ad. You find it in the Permit # column of your Trakheesi dashboard. Our Trakheesi permit guide covers how to apply.

The Checked badge

Bayut's TruCheck guide describes two steps. First, you submit the unit's Trakheesi permit number. Bayut approves the Checked badge once the permit details, such as purpose, bedrooms and location, match the listing.

The TruCheck badge

Next, you visit the property and take up to 5 live photos inside the Profolio app. Bayut's moderation team reviews them. The Help Centre sets the shot by property type. For an apartment, you take one photo from outside with the main door open, showing the unit number and part of the inside. For a villa or townhouse, you take an inside photo that matches your listing photos. If you use virtual staging, read virtual staging and TruCheck first.

The Listing Quality Score and ranking

Bayut shows a Listing Quality Score for each listing in the Manage Listings tab of Profolio. Bayut's own articles name a missing floor plan, too few or weak photos and an incomplete description as things that hold the score back.

TruCheck affects ranking directly. Bayut says TruCheck listings move to the highest rank in each category: Signature, Hot and Standard. Bayut also says these listings get 5 times more leads and 20 times more impressions on average than listings without the badge. Hot and Signature are paid tiers that Bayut says give more exposure than a basic listing.

What Bayut does not publish

We checked Bayut's Agent Portal, MyBayut and Help Centre on 23 September 2026. None of the pages we could read states these rules, so you can stop searching for them:

  • A hard minimum or maximum photo count, a minimum resolution, file size, file format or aspect ratio.
  • A rule on how to pick the cover photo, or a ban on stock photos.
  • A disclosure rule for virtually staged photos.
  • A required listing language, or a ban on capital letters or links in the description.
  • How long a listing stays live before it expires.
  • Listing fees for Dubai on an official Bayut page.
