The one rule all three share

Every property ad in Dubai needs a permit from the DLD (Dubai Land Department) through its Trakheesi system. The DLD service page lists portal listings as one of the ad types the permit covers. It gives a processing time of 1 working day and a standard fee of AED 1,000.

Bayut's Trakheesi guide says the permit number must appear in the ad. Anyone can check a permit with the DLD Verify License and Permits service. Bayut gives its Checked badge only when the permit details, such as purpose and bedrooms, match the listing. Property Finder flags any listing whose details differ from the permit.

Three traps that cost agents credits

Watermarks on Dubizzle. Bayut and Property Finder both let you stamp your agency logo on photos. Dubizzle's ad posting rules ban company names and phone numbers on photos. Upload clean photos to Dubizzle, even when the other two carry your logo.
Duplicate listings. Property Finder no longer allows two listings for the same property. On Dubizzle, a duplicate ad that the team deletes costs you a credit. If you have several identical units in one building, Dubizzle asks you to say so in one ad.
A listing that does not match the permit. Property Finder flags a mismatch with the DLD permit, such as a different price. You then have 3 days to fix it, or Property Finder unpublishes the listing.

FAQs

Do I need a Trakheesi permit for every portal?

Yes. The DLD says every property ad in Dubai needs a permit, and its service page lists portal listings as a covered ad type. Bayut, Property Finder and Dubizzle all say a listing needs the permit.

Can I use the same photos on all three portals?

Yes, if the photos are clean. Bayut and Property Finder allow an agency watermark, but Dubizzle's ad posting rules ban company names and phone numbers on photos. Keep an unmarked set for Dubizzle. Property Finder also does not allow the same image twice in one listing.

Why was my listing rejected?

Each portal gives its own reasons. Dubizzle lists blurry or stock photos, wrong prices and duplicate ads as rejection reasons. Bayut tells you the reason, and you edit the listing and send it again. On Bayut, credits come back if the team rejects the listing within 10 days.

How long does a listing stay live?

Only Dubizzle publishes a number. Its help centre says a sale ad stays live for at least 60 days and a rental ad for at least 30 days, and this can vary by city. Bayut and Property Finder do not publish an expiry period.

Are portal listing fees published?

No. We found no official price list for listing packages on Bayut, Property Finder or Dubizzle. Dubizzle says its prices change often and asks agents to contact support. The DLD does publish its own permit fee: AED 1,000 for a standard ad permit.
