What Trakheesi is and what it covers

Trakheesi is the DLD online permit system. The DLD service page says every property ad in Dubai must be registered and permitted through it before it goes live. RERA (the Real Estate Regulatory Agency) regulates property advertising and is part of DLD.

The DLD service page lists the kinds of ads the permit covers. In plain words, they fall into four groups:

Print and outdoor: newspaper ads, printed material, outdoor signs, billboards and ads on vehicles.
Digital: SMS, electronic ads and listings on property platforms such as Bayut, Property Finder and Dubizzle.
Campaigns: promotional campaigns.
Events: open house events, exhibitions and seminars.

Bayut's Trakheesi guide says the permit stops false and duplicate ads, and makes sure the legal owner agreed to the sale or lease.

How to apply, step by step

The steps below come from the DLD service page and the Bayut and Dubizzle permit guides.

Sign a marketing contract with the property owner. The DLD page says brokers must provide it.
Log in to the Trakheesi portal with your MyDLD account, or open the Dubai REST app.
Choose the permit type that matches your ad.
Upload the documents DLD lists for that ad type: the advertisement form, a copy of the design or platform, a tenancy contract or hotel booking letter for ads tied to a venue, and an exhibitor list for exhibitions.
Wait for DLD approval by email, then pay the fee.
Copy the permit number from the Permit # column of your Trakheesi dashboard and add it to your ad.

Anyone can check a permit instantly with the DLD Verify License and Permits service, online or in the Dubai REST app.

Fees DLD publishes

The DLD ad permit service page lists these fees:

Standard ad permit: AED 1,000.
Knowledge and innovation fee: AED 20.
Project launch event: AED 5,000.
Exhibition preliminary booking: AED 10,200. DLD does not refund it, but deducts it from the final fee.
Each exhibitor at an exhibition: AED 1,020.

Some third-party sites quote other permit prices. DLD does not publish those figures, so check the DLD service page before you budget.

The permit number and the QR code

Bayut's Trakheesi guide says the permit number must appear in the ad. Dubizzle's guide says the same.

DLD also runs Madmoun, a QR code service inside Trakheesi. DLD's announcement says Madmoun gives every ad permit its own QR code. From 24 April, all property companies had to show that code on print and audiovisual ads. The DLD circular behind the rule, called Applying the QR code system for real estate ads, is dated 11 April 2023.

When a buyer scans the code, DLD says they see the advertising company's details, the property's condition and specifications, and whether the unit is already sold or rented.

What happens without a permit

In October 2020, DLD fined 10 property companies and warned 30 more for breaking the advertising rules. The breaches included ads with no permit, ads on expired permits and misuse of permit numbers. DLD said fines start at AED 50,000 per violation and rise for repeat breaches. It can also cancel a company's license for repeat offences.

How Bayut, Property Finder and Dubizzle check the permit

Bayut

Bayut says a Trakheesi permit is a requirement for a listing to go live on Bayut and Dubizzle. Its first verification step is the Checked badge. You submit the unit's permit number, and Bayut approves the badge once the permit details match the listing: purpose, bedrooms, location and the rest. See Bayut listing requirements.

Property Finder

Property Finder's help centre says you enter the permit number on the listing and the system pulls the details from the permit. Each listing needs its own permit number. A permit that covers both rent and sale can be used once for each. If the listing data, such as the price, does not match the DLD permit, the Listing Action Tracker flags it. You then have 3 days to fix it before Property Finder unpublishes the listing. Since the June 2025 DLD update, Property Finder checks residential Dubai listings automatically through DLD. Dubizzle

Dubizzle's help centre says Dubai agents must upload a valid RERA broker card. Dubizzle checks that card against the regulator's database. If the card expires or is revoked, Dubizzle may remove the agent's listings. See Dubizzle listing rules.

Common mistakes that get a listing pulled

Advertising on an expired permit. DLD named this in its 2020 enforcement.
Listing details that differ from the permit. Property Finder flags a price that does not match, and Bayut only gives the Checked badge when the details match.
Misusing a permit number. DLD named this in 2020, and Property Finder allows each permit on one listing only, except a rent and sale permit used once for each.

What DLD does not publish

The DLD service page does not state how long an ad permit stays valid or how renewal works. Dubizzle's guide says each permit has limited validity but gives no number. The DLD QR code pages name print and audiovisual ads. They do not set a separate rule for where the permit number or QR code goes on social media posts.
