These rules come from Dubizzle's help centre, except where the table says blog. Check them before you post, because Dubizzle does not let you change the property details once the ad is live.

The five reasons Dubizzle gives for a rejection

Dubizzle's help centre names these categories. The same article says an edited ad must meet the same rules as a new one.

Prohibited ads. The item or service is illegal, dangerous or offensive.
Miscategorized ads. The ad sits in the wrong section, like a car ad in property.
Misleading ads. The photos are blurry or stock, the description does not match the property, the price does not match, or the unit is no longer available. Mark a sold or reserved unit as sold or reserved.
Repetitive ads. You posted the same property twice, from the same account or a different one.
Geo-repetitive ads. You posted the same property again under other areas.

Photos and watermarks: the rule that catches agents

This is the trap. Dubizzle bans agency watermarks on property photos. Bayut and Property Finder allow them. Property Finder's help centre shows agents how to add a logo or text watermark to listing images, and Bayut's agent portal has a watermark tool too. So a photo set that passes on those two portals can fail on Dubizzle.

Dubizzle's Ad Posting Rules ban company names, phone numbers and other media marks on the photo. Only Dubizzle's own watermark is allowed. If you are not the company licensed to use a watermarked image, Dubizzle removes the ad.

Keep a clean copy of every photo without a watermark. Upload each photo on its own, not as a collage. Skip blurry shots, screenshots and stock images. Dubizzle publishes no minimum photo count or resolution, so aim for a sharp, honest set.

Duplicates cost you a credit

Dubizzle's property duplication policy says to post one ad per property and never copy it across categories. If you have several units with the same layout in one building, say so in the title or description of one ad instead of posting several. This rule does not apply to rooms for rent.

When Dubizzle deletes a duplicate property ad, you lose the credit you paid for it. Dubizzle also says it can remove ads that hurt the experience for agents who use the site fairly.

Agent verification and the Trakheesi permit

New Dubizzle accounts start as the Property Agent type, per its help centre. To list a Dubai property, you upload a valid RERA (Real Estate Regulatory Agency) broker card. Dubizzle only approves agents whose card it has checked against the regulator's database. If your card expires or is revoked, your listings may come down.

Every Dubai property ad also needs a Trakheesi permit, the DLD (Dubai Land Department) advertising permit. Dubizzle's blog says the permit number must show in the ad, and portals must check the permits used on their listings. Off-plan ads must also show the developer name, contact number, completion date and registration date. The QR (quick response) code on an ad lets buyers check it with RERA.

How long an ad stays live, and how to extend it

Dubizzle's help centre gives minimum live times of 60 days for property for sale and 30 days for property for rent, which can vary by city.

To keep a paid ad up longer, open Get More Views, choose Extend This Ad and pay.
To bring back an expired ad, use Reactivate your ad. The fee usually matches what you first paid, but it can differ.

A Featured Ad sits at the top of search results. Dubizzle says it gets a 25% share of views in rentals and 50% in sales.

What Dubizzle does not publish

Some rules agents ask about are not on any live Dubizzle page we checked.

A minimum or maximum photo count, resolution, file size or format.
A hard character limit for titles or descriptions. Dubizzle's blog suggests titles under 80 characters and descriptions around 300 characters, but calls these tips, not rules.
Property ad package prices. Dubizzle says prices change often and asks agents to contact support.
