What gets a listing flagged or unpublished

Data that does not match the permit. If the price or another detail differs from the DLD Trakheesi permit, the Listing Action Tracker (LAT) flags the listing. You have 3 days to correct it. After that, Property Finder unpublishes it.
A duplicate listing. Property Finder says it has "moved away from allowing listing duplication." Each property gets one unique listing.
A reused permit. Each listing needs its own permit number. A permit issued for both rent and sale is the one exception: you can use it once for each.
Repeated photos or collages. The Listing Quality Score guide says the same image cannot be uploaded twice, and each photo must show one part of the property.

Photos, floor plans and media

Property Finder's Listing Quality Score guide sets the photo rules. Each image needs at least 800 x 600 pixels, or an aspect ratio between 1.3 and 1.8, so it displays clearly.

Your photo count depends on the property type and bedrooms. The images part of your score turns green when you meet it.

You can shoot one room from several angles. That is allowed.

Watermarks are allowed. Property Finder's watermark settings let you upload a transparent PNG logo or type a text watermark, and the portal places it on your images. A change to images you already uploaded can take up to 24 hours to show.

Video and 3D tours have their own fields at the bottom of the Media section. Paste a YouTube link into Video Tour URL and a 3D tour link into 360 URL Link. A strong lead photo still matters most: see hero shot vs floor plan.

Title, description and the Listing Quality Score

The Listing Quality Score has four parts: title, description, images and pricing. Each part shows green when it meets the requirement and red when it needs fixing. A higher score ranks the listing higher on the portal.

The title should be 30 to 50 characters and name the property's selling points. Property Finder counts every letter, space and symbol. Its own example, "2 Bedroom | Canal View | Flexible Payment", is 41 characters.

The Trakheesi permit and automated DLD verification

You need a valid Trakheesi permit before you create the listing. Trakheesi is the online permit system of the DLD (Dubai Land Department), and every property ad in Dubai needs a permit from it. DLD lists a processing time of 1 working day. Our Trakheesi permit guide has the full steps.

On Property Finder, you type the permit number and the system fills in the listing details from the permit. If the portal shows a permit as invalid, expired or unable to validate, its help centre tells you to contact DLD support. Confirm it is issued for your license and the right purpose.

Since the June 2025 DLD update, Property Finder no longer asks for document uploads or manual verification on residential Dubai listings. The check runs automatically through the DLD API, a direct link between Property Finder's system and DLD's, using your valid Trakheesi permit with its QR code.

Verification is free with Property Finder membership. It is only available for listings in Dubai or Abu Dhabi.

SuperAgent criteria

Property Finder's Partner Hub lists what an agent needs for SuperAgent status:

A verified PF Expert profile with 5 or more active listings
An average quality score above 85%
WhatsApp replies to leads within 2 hours, with a response rate of 80% or more
Positive feedback on at least 50% of WhatsApp enquiries
At least one approved transaction in the last 90 days
An average customer rating of 4.0 or higher
No more than 2 blacklisted listings in each 60-day cycle

Property Finder awards and renews the status automatically each month, based on verified performance. You can lose it if your numbers drop. SuperAgent status lifts search ranking and lead volume for all of the agent's listings. An internal Property Finder system called ADA does the ranking. More verified listings raise your chance of qualifying.
